Off Post Neighborhoods/Areas

I was hoping to get yalls opinion's on which areas off post (Rucker) are convenient to gates/highways, if there are any area's to avoid or that I will be told to avoid, safe vs. not-so-much, close to grocery stores vs. out in the booneys. Really just any recomendations for my wife and I to look at while choosing a house.

 

Some of yall may remember we are planning to purchase a house and live there and then rent it out upon PCSing. I'm asking this question bc a main criterion for the house we purchase will be conveniance to a gate and therefore rent marketablity post flight school.

Like any post, near a gate is not very good for the first 10 miles. After that it's game on. South of daleville is nice, enterprise is nice ish, Ozark is country type, and dothan is more suburb metropolis type. All cities are within 20 min drive of the post and you can drive the whole wire grass loop around rucker in about an hour.

I live off of Rucker Blvd. it normally doesn't take me longer than 15-20 to get to a bus stop or B Co. We shop at the commissary but publix/Walmart and anything off Boll Weevil Circle is 5-10 away. We like it a lot. Having to do it over if live on base. We are only able to pocket $100-$150 of our BAH a month.

I'll second the above about living on post. I lived off Rucker BLVD, and I'd hate to think how many hours I wasted over those 16 months waiting at the Enterprise gate.

 

If you do live off-post, I wouldn't buy anything. Most people I know who did that are struggling to find renters with the cutbacks in class sizes. Try to rent from a private owner, not one of the major rental companies (Cotter Enterprises, Realty Executives, etc).

Really? I've never once waited more than 2 minutes at the Enterprise gate, even at the peak times with the line all the way up the road. They move you through quick.

 

And I rent from Cotter off post, a really really nice townhome that I split with someone and therefore pocket half my BAH. I love living off post; it's 10-15 minutes to anywhere on post except the damn BWS bus, and that's only for a week or so. Then it's 15 minutes from my house to Shell Field. I like being able to separate work from home and not having to worry about being busted for going 21mph in a 20 by the MPs. My neighborhood is quiet, extremely safe, and most of my friends live within a 5 minute walk. For the record this is the Wakefield neighborhood of townhomes off Rucker Blvd on Freedom Dr. Everyone I know who lives in this neighborhood loves it and not one of them says they'd rather live on post.

In lived in the Wakefield neighborhood. The neighborhood was pretty good, although the blond woman working in the leasing office was beyond useless (gave us a blank confused stare when we asked where the mailboxes were). The problems came when we moved out. Assume you're not getting your deposit back, and in our case we were greeted with an additional bill for non-existent damages a week after we left. When we protested, they threatened to come up with additional charges and send the bills to collections, casually bringing up how that could be a problem with my security clearance. The only way to stop them from harassing us was to get a lawyer to start calling them (nice to have a few in the family). They know that you're on a time crunch when it's PCS time and take full advantage of it.

 

 

Edit: Not to say Picerne won't try to screw you, but at lease the housing office can help you more with that. All you can really do with off-post housing is file a complaint and wait for nothing to come of it.

Just make it easy on yourself and buy or rent on Freedom Drive in Enterprise. That's where 90% of the students living off post are at.

 

Ozark if you want country living (though not many flight students and therefore not many to rent to).

 

Enterprise - Like everyone else. Stay near Rucker Blvd/Freedom Drive and you'll be fine.

 

Daleville - If you want to pocket even more money. Make it a house if it's in Daleville though, not an apartment or townhome.

I had the same experience when I lived there. "We don't schedule the walk through until you turn in the keys."

I still laugh about the comment someone had on an older thread about a guy he knew in flight school who was single and living in a camper trailer... But hey it might end up being me! All great info to read up on for those who will be headed to Rucker in the near future.

I bet his able to pocket a nice chunk of BAH

I am moving down there the 1st of april, and from what I have been told by the housing office there is that I will have a place as soon as I get there, and I just filled out the paperwork online roughly a week ago.

Do you know what neighborhood you are moving into?

You can do the website app for on post at any time and they'll call you. And you can ask them anything you want about wait times and expected waits and stuff. Super nice people
